Background and objectives of the client

The new town of Sénart has a combination of urban and rural areas. The development of Sénart arrived later than other new towns but nevertheless it is now developing well with many recent structures (Carré Sénart Shopping centre...) and forthcoming ones (Grand Aquarium ...) The accommodation offer will have to progress in quantity and quality to meet new demands but with reasonable and steady growth, the arrival of new structures is already decreasing the opportunities for expansion. The authorities responsible for development asked HEADLIGHT to produce a tool in order to site potential future hotel or serviced accommodation projects.

Our assignment

After meeting the hoteliers in the new town, and carrying out visits and/or audits of each establishment, we compiled a full inventory of the hotel services on offer and met with hotel project managers. In the same way, we analyzed future economic and tourism development so as to assess the rate of growth in demand. A SWOT analysis and comparative research involving nearby markets and towns with similar characteristics completed our diagnostic study. We then made a forecast of changes in demand (and supply) and studied the impact of the arrival of new high-capacity residential hotels. Finally, we put forward a master plan for hotel development by segment and location.
